Trax Farms requested approval from the UT supervisors to rezone 45.2 acres of land from RD to C-2. The land is situated west of Route 88 and north of their store. Public hearings occurred on June 19, 2008, July 16, 2008, September 28, 2008, November 12, 2008, March 30, 2009, and April 13, 2009. For the November meeting, a drawing was presented showing an example of the possible uses of the property. There were two big box stores, one of which could be a grocery store, and an L-shaped shopping plaza, totaling approximately 330,000 square feet, with associated parking lots. In addition, there was a possible large gas station on the corner of Trax Road and Route 88. There were two entrances to the development--one off Trax Road, and one off Route 88 in the approximate center of the development. The rezoning was appealed by several local residents. However, on December 15, 2009 the Zoning Hearing Board unanimously voted to reject the appeal.
AdVenture Development, LLC presented a new plan to the UT Supervisors on December 3, 2008. The proposed development on Route 88, which is approximately 250,000 square feet compared to the original plan of 440,000 square feet. The plan consists of a Lowe’s home improvement store of approximately 120,000 square feet, a grocery store of approximately 58,000 square feet and approximately 26,000 square feet of small shops, with some additional outparcels. The plan showed an access road off of Route 88. Improvements to Hidden Hollow Road, which is a private road, is expected. One new traffic light will be required.

BDH Development on Cardox Road. Behling Dixon Holdings Inc. is planning to reclaim the existing coal dump and create a development along Cardox Road that includes 29 Acres of single family dwellings, 10 Acres of Multifamily residential, 28 Acres of Business, and 39 Acres of Light Industry. On December 1, 2005, a hearing before the Union Township Planning Commission took evidence and heard from interested parties concerning a Curative Amendment proposed by BDH, Inc. This Curative Amendment creates a "Mixed-Use Overlay District" within Union Township and is intended to allow multiple land use for large tracts of undeveloped land. On April 10, 2006, the Supervisors approved the curative amendment.

Michael Joseph Development Corporation provided Union Township residents with three different plans during a town meeting on October 14, 2004 at the Finley Middle School. No permits have been submitted to the Union Township Zoning Officer.
